Modular Framework for Residential Construction

The Toon Suburban Pack is built around a modular logic designed for rapid environment assembly. The developer has included 812 unique prefabs that allow for the creation of varied residential layouts. Central to this workflow is a house kit containing 349 pieces, which enables the construction of custom dwellings from individual architectural components. For those prioritizing speed, the package includes 30 pre-made house presets and 8 garage presets that can be placed directly into a scene.

This modularity extends to the interior spaces. The asset library provides 32 interior presets alongside dedicated prop sets for different rooms. Specifically, users have access to 75 kitchen assets, 49 bathroom props, and 153 pieces for living and bedroom areas. This granular approach ensures that each room can be uniquely furnished while maintaining the consistent stylized aesthetic established by the pack.

Road Infrastructure and Exterior Detailing

Constructing a cohesive suburban layout requires more than just housing. The pack includes 29 road assets and 11 specific road kit pieces to define the map’s geography. These are supported by functional street elements such as five types of streetlights and stoplights, twelve different street signs, and manhole covers. To ground these structures in a natural environment, the developer provides 43 vegetation assets, including 12 tree varieties, 25 types of flowers and plants, and 6 bushes.

Exterior detailing is further supported by a collection of 63 miscellaneous assets. These range from practical neighborhood fixtures like mailboxes, benches, and umbrellas to structural elements like fence kits and pavement pieces. Five specific terrain textures are also provided to help blend these assets into the ground plane of the scene.

Functional Vehicle and Character Assets

The package features 22 vehicle variants that go beyond static background decoration. These models include interiors and interactive elements such as openable doors and trunks, as well as detachable wheels. The variety spans everyday sedans and SUVs to specialized vehicles like a garbage truck, motorcycles, and a lawnmower. The inclusion of interiors and moving parts allows these assets to be used in closer proximity to the camera or as part of gameplay interactions.

For population, the pack provides six character templates and 26 character presets covering casual wear, leisure attire, and office attire for both male and female figures. These characters are set up with a Humanoid rig and are compatible with the Mecanim system. While the package does not include custom animations, the standardized rigging allows for the application of external animation libraries. The developer notes that the poses shown in documentation are for indicative purposes only.

Technical Optimization and Material Setup

Performance management in the Toon Suburban Pack is handled through texture atlasing. Most models share three main atlased textures with resolutions ranging from 512×512 to 2048×2048. This shared texture approach is intended to reduce draw calls when rendering large neighborhoods. The polygon counts are kept low to maintain performance, with small rocks starting at under 50 triangles and more complex assets like the sedan reaching approximately 4000 triangles.

The visual style is achieved through custom toon shaders, which include both Outline and Simple variants. These shaders are included in the package, though the assets are also designed to function with standard shaders if a different lighting or rendering approach is required. Implementation is further assisted by a large demo scene that serves as a reference for how the modular pieces, road systems, and exterior assets are intended to fit together.
